Property ManagementWhen screening applicants for occupancy in your client’s buildings there are certain warning signs or ‘red flags’ to watch out for that could point out potentially bad tenants.  Here are a few items to consider during the application and screening process.

  1. Does the applicant scrutinize or question the application process? If an application is hesitant to answer certain questions or asks why a screening process is necessary, they may be hiding something.
  2. Look for consistency. Make sure an applicant isn’t changing information about themselves throughout the application process. Keep a watchful eye on all credit or criminal information answers during the screening process.
  3. Watch out for ‘apartment hoppers’. Usually applicants who are in a hurry to speed the application and screening process along are most likely hiding something in their past that they don’t want you to uncover.
  4. Check their references. It’s not a good sign when the applicant only lists their close friends as references. They should have past property owners on their reference list or someone who will give a relevant reference for the situation at hand.
  5. Are the potential tenants beating around the bush? If the applicant is not answering your questions directly or seems uneasy when answering questions, there could potentially be something they’re hiding and do not want you to find out about. If this is the case, take the time to look into these questions further.
