Ah, summer time! It’s the time of year when many city dwellers escape their urban environment in search of some fun in the sun. If you’re a property manager, you will likely be renting your shore property this summer to those aforementioned city dwellers.

We compiled a list with a few tips to help you prep your property for the summer season (and renters too):

  • Test your HVAC system to make sure the air conditioning works properly
  • Check windows and doors for weather stripping and caulk leaks
  • Check smoke alarm and carbon monoxide detector and change batteries
  • Check all faucets for leaks
  • Inspect all bathtub and sink drains
  • Check the interior for any mildew/water damage
  • Check all fences and gates around pools and other bodies of water for faulty locks and unintended openings
  • Check all major appliances to be sure everything is in good working condition
  • Check ceiling fans for unsteady blades
  • Check for air leaks
  • Inspect the roof and chimney
  • Examine all recreational equipment (outdoor grills , swing sets, pools)
  • Check and clean dryer vents
  • Inspect electrical outlets

As a landlord, taking care of your responsibilities quickly and efficiently benefits everyone. Also, don’t forget to routinely check your email and keep your phone handy to remain accessible to renters. If they are renting for the whole season, it might be a good idea to check in with them periodically. Remember, happy tenants have the potential to become annual tenants!
