Just like maintaining their own home, your property manager clients need to make sure everything’s in working order and catch any potential problems before they turn into a major headache.

Good preventive maintenance programs may include the following:

  • Pest Prevention – check with tenants regularly to make sure they’re disposing of waste correctly. Don’t wait until there is a pest problem to exterminate.
  • Repaint the property – taking the time to repaint before the walls become cracked and start peeling can help extend its life.

  • Maintain a consistent cleaning schedule: HVAC, swimming pools, and the building exterior should be cleaned regularly.  Replace HVAC filters and check filters in the washers and dryers and their venting systems. It may be extra work for property managers and landlords, but adopting a preventive maintenance checklist and completing regular inspections can save a lot of money, time and inconvenience in the long run.
  • If your Property Manager clients don’t have the time, suggest outsourcing the maintenance process – it is not unheard of for landlords and property owners to purchase maintenance plans to ensure that they keep on schedule and the work gets done.

It is important for property managers and landlords to stay on top of their maintenance programs.  Not properly maintaining a rental property can lead to a degradation of the condition of the property, a loss of tenants and a decline in rents.
